When making one of the largest purchases in your life, it is important to work with an expert and professional who will be by your side through the entire process. From mortgage pre-approval, to searching for your new home, to offers and negotiations, and all they way to closing, BHG | David Winans & Associates will be on the front line taking care of the process so you can prepare for your new home.
We’ll take you through our seven-step home buying process that will keep you comfortable and confident while you realize your dream come true.
At the beginning we’ll analyze your needs to get a perfect understanding of where you’re coming from and what you’re looking for. We’ll ask questions like, “What would make your new home a SPECIAL find?” and “If you could take one thing with you from your present home, what would it be?”
Next, we’ll discuss how you plan to pay or finance your new home. Most people finance a purchase of this size and the best way to position you as a strong and quality buyer is by being pre-approved by a lender. We will help guide you through this process and answer any and all questions along the way.
At the same time we’re getting you pre-approved, we’ll begin the process of searching and previewing homes that fit the criteria you’re looking for. This is usually the buyer’s favorite part! At BHG | David Winans & Associates, we search for homes a bit differently than just an average agent who only relies on the MLS. As your representative, we’ll utilize the MLS as well as many other resources to help you locate your dream home. We’ll tap into the for-sale-by-owner market, we’ll view listings that were previously listed but did not sell, and will even research the areas you’re interested in that don’t have any properties available at this time.
Once we find the perfect home for you, we’ll make an offer and begin negotiating with the seller and the seller’s agent. We’ll evaluate the recent sales of comparable homes in the area to determine exactly what we believe the house is worth and decide what the offer price should be. Once the offer is made, we always expect a counter offer from the sellers and will be prepared to evaluate their counter and negotiate the best deal possible for your new home. At BHG | David Winans &Associates, we take pride in our ability to be strong negotiators while maintaining a very good relationship with other agents who constantly enjoyworking with us.
Once the contract is agreed to, we can then begin the inspection on the property, which is always recommended whether you’re buying an older house or a brand new house. The inspection process can sometimes be daunting and we’ll be there with you every step of the way. We’ll act as additional eyes and ears to help you evaluate what the inspector finds and tells you. We’ll also be on the look out for someways to make your new home more energy efficient with minimal expenses.
Once the home passes inspection, we’ll then get you final financing approval from your selected lender. Since you’ve been pre-approved at the beginning of the process, this shouldn’t be an issue atall.
Finally! It’s time to close on your new home! We will accompany you to closing to make sure that the process goes smoothly and no issues arise as you are taking possession of your new home. After closing, you’re done! You are now the proud owner of a new home and can move in as quickly or as slowly as you’d like.
